Business development in Burlington, Camden, Cumberland, Gloucester
The spectrum of South Jersey development in 2025 includes a lot of warehousing, but name-brand retail and housing projects may also pop up in the region this year.
One high-profile project is in Cherry Hill Township, where a new evolution of the Cherry Hill Mall is to start with demolition of a nine-story building. The building has stood at 1 Mall Drive since 1977 and is to make way for a special Dick’s Sporting Goods outlet.
Mall owner PREIT Services LLC, which has stated that it views the shopping center as a “trophy,” had its plan approved by a unanimous vote from members of the township zoning board at a hearing Dec. 5. Razing the building is to open space for a Dick’s “House of Sport” facility.

At two stories tall, this site would hold 120,000 square feet of retail space with a 10,300-square-foot synthetic turf athletic field outside. The store is to employ approximately 250 people and also offer a climbing wall and a golf section with its own lounge.
Here are other projects in the works across Burlington, Camden, Cumberland and Gloucester counties.
Burlington County developments 2025
- In Delran Township, 3001 Bridgeboro Road LLC representatives appeared before members of the zoning board on Dec. 18 and received approval for a 99,200-square-foot commercial building at 2999 Bridgeboro Road. The building is to be used for flex warehouse space, according to hearing testimony.
- In North Hanover Township, members of the joint land use board on Sept. 25 approved North Hanover Development Partners LLC’s proposal for a 5,915-square-foot Wawa convenience store with a fueling station. The location is for 153 Monmouth Road (County Route 537) near Jacobstown New Egypt Road (County Route 528).
- In Pemberton Township, the Browns Mill Shopping Center is expected to be demolished to clear the way for redevelopment as a retail center. The main tenants are to be a Super Wawa, a Grocery Outlet food market and a Taco Bell restaurant.
- In Southampton Township, Dermody Properties received approval from the land development board members in September to put a 277,550-square-foot warehouse close to the Routes 38-206 intersection. The site, approximately 34 acres, is behind the Vincentown Diner.
- In Westampton Township, Burlington County officials expect to start work on emergency shelter at their human services complex along Woodlane Road. The shelter is to have 60 beds. A start date has not been announced.
- Also in Westampton, members of the land development board on Nov. 6 agreed to significant changes to a site plan approved in 2019 for 2035 Burlington-Mount Holly Road. The property is to host a 5,670-square-foot QuickCheck convenience store with a fueling station. The amended plan eliminates a proposed day care center, plus water treatment and storage facilities. The store would be on 2.748 acres on the north side of a relocated Irick Road.

Camden County developments 2025
- In Gloucester Township, there is good news for chicken meal lovers: Members of the planning board, at their Dec. 10 hearing, approved a Chick-fil-A restaurant for a property at 400 Premium Outlets Drive near Route 42. The applicant is a resident of Enola, Pa.
- In Winslow Township, 101 Allied Parkway LLC was cleared in November to build two warehouses in the Cross Keys Business Park in Sicklerville. The warehouses are to be 18,000 square feet and 30,000 square feet. Township planners also approved a 40,000-square-foot addition to an existing warehouse.
Cumberland County developments 2025
- In Vineland, a former Rite Aid pharmacy at Sherman Avenue and Delsea Drive is to be converted into a three-bay car wash. Work has not started.
- Kres Cold Storage received planning approval in November to add a 26,800-square-foot cold-storage/freezer facility to replace a building on the west side of Mill Road between West Weymouth Road and Gallagher Drive in Vineland. The property is in the Vineland Industrial Park-North. Work has started.
- In Vineland, construction is approved for six townhouse buildings on the north side of Walnut Road between Orchard Road and Delsea Drive. The development, known as Hawk Pointe Townhome II, is to have 44 units.
- Also in Vineland, a two-hotel project by Roth 3880 Realty LLC is approved at 3880 South Delsea Drive, a section of a former Kmart property near Route 55. The hotels are to share a four-story building. Work has not started. Currently, that Route 55/South Delsea area has two hotels.
- In Millville, a nearly 18-acre property off Route 47 and Bluebird Lane, and near Route 55, could see work start on a four-building commercial development. City planners received the project paperwork in late 2024 and expect to review it for final site plan approval in January 2025. Millville 47 Developers LLC proposes a fast-food restaurant; a multi-tenant building with coffee shop, two retail spaces, and a medical office building; a retail building; and a vehicle service building with three drive-in bays.
- In Millville, New Jersey Motorsports Park was approved in September 2024 to construct several buildings, each containing seven, two-story exotic car garages. The original plan called for those buildings to be trackside villas, but a park representative said consumer demand now favors the garage option. The garages are meant to contain collections and be used as entertainment venues.
- Also at New Jersey Motorsports Park in 2025, the park is to add a straightaway it calls “The Devil’s Pass” to add a challenge to its Thunderbolt race track. The reconfiguration is to come after Thunderbolt’s seventh turn. Cars taking the pass are to accelerate onto additional straightaway and then enter a 90-degree turn to rejoin the original race track.
- Also in Millville, Cumberland County Community Church at 1800 E. Broad St. received zoning approval in July 2024 for major demolition and construction work. The church is 7,089 square feet in size. A 5,194-square-foot portion will be removed and a 9,490-square-foot portion constructed. Work has not started.
Gloucester County developments 2025
- In Deptford Township, SP Real Estate Holdings is approved to construct a Honda dealership on approximately 23 acres at 1729-1795 Clements Bridge Road. The project received zoning approval in September 2024.
- In Glassboro, a cannabis dispensary is to be built along East New Street near Delsea Drive. Demolition of a store at the site was completed in November 2024.
- A 20-bedroom apartment building is to be built along North Main Street next to Rowan University in Glassboro. A house that was on site already is demolished. Construction has not started.
- Also in Glassboro, a 10,000-square-foot daycare should start construction as the first phase in redeveloping a site along Delsea Drive that now is occupied only by a Friendly’s Restaurant. The restaurant is to be rebuilt and expanded to add a tenant at a later date.
- In Harrison Township, a five-story tower is under construction at Inspira Medical Center of Mullica Hill along with an overbuilt floor. Work started in late 2024. The hospital is the newest one for Inspira.
- In Mantua Township, members of the land use board in November approved the construction of warehouses of 260,304 square feet and 72,524 square feet at 320, 340 and 380 Columbia Drive. Driscoll Foods, a family-owned company, is to use them to support operations in the metropolitan Philadelphia region. They are to employ more than 60 people for daytime and 50 at nighttime.
- In Washington Township, work is approved for 3940-4020 Black Horse Pike on a development that is to include a Kia auto dealership, a tire store and a retail building on an already cleared former commercial property.
- In West Deptford Township, planning board members on Dec. 17 approved Crown Enterprises LLC’s proposal to build a 52,841-square-foot warehouse facility along Crown Point Road. Members of the planning board conditioned approval on the company obtaining some other approvals, such as from the New Jersey Department of Environmental Protection.
